Summerlin Luxury Condos
Without a doubt, Summerlin is the fastest-growing, most desirable
residential community in the greater Las Vegas area. One of the
largest master-planned communities in the nation, Summerlin lies
in the shadow of the incredible Red Rock Mountains, at the northern
end of the Valley. With its lovely, quiet neighborhoods, exemplary
schools, tranquil parks, and exciting commercial district, Summerlin
townhomes truly have it all.
Summerlin is still being constructed by the Howard Hughes Corporation,
a major land developer in Southern Nevada. More than half of the
22,500-acre community is currently complete, with hundreds of new
homes being built each year. Due to the extreme popularity of Summerlin
and the diversity of its intriguing sub-communities, homes are often
sold while still in construction or pre-construction phases. According
to current development plans, when Summerlin is completed, the community
will be home to about 160,000 residents.
Buyers and investors from both the United States and abroad look
to Summerlin for the most luxurious and desirable properties in
the Las Vegas metropolitan area. Summerlin luxury condos provide
high rental returns during the winter tourist season. Summerlin
golf properties are popular as both vacation homes or full-time
residences, and Summerlin townhomes offer the convenience of worry-free
exterior scheduled maintenance as well as beautiful, meticulously
landscaped surroundings.
If you are interested in purchasing property in the Summerlin community,
it is a smart move to work with a dedicated buyer’s agent. Summerlin
luxury condos, Summerlin golf properties, and Summerlin townhomes
sell extraordinarily quickly when they become available, and the
number of new construction properties available is dwindling rapidly.
A qualified Las Vegas area Realtor can notify you when Summerlin
luxury condos or other Summerlin properties become available, to
help ensure that you are able to acquire the Summerlin home of your
dreams. For more information about Summerlin townhomes, Summerlin

Beautiful Summerlin
There are 20 distinctive sub-communities within greater Summerlin,
each designed to appeal to a different type of buyer. The neighborhoods
are connected to more than 100 community parks and 120+ miles of
walking and biking trails. Before investing in Summerlin luxury
condos or free-standing homes, it is important to understand the
unique aspects of each neighborhood.
Sun City Summerlin is an active adult sub-community for adults
aged 55 or older, developed by the Del Webb Corporation. This neighborhood
is so popular that all new construction and pre-construction properties
have been sold out, and resale residences are snapped up eagerly
by waitlisted buyers.
Siena, located near the southern end of Summerlin, offers resort
living for those aged 55 and over. The sub-community features luxury
single-story homes, Summerlin townhomes, and villas with every imaginable
amenity. The community is gate-guarded and features the manmade
Lake Siena, complete with 40-foot waterfalls.
Red Rock Country Club is already sold out of new construction,
but resale properties do become available regularly. In this neighborhood,
buyers will find Summerlin luxury and custom homes in a gate-guarded
community, as well as two Arnold Palmer-designed golf courses (one
public and one private). Although there are other golf courses within
the Summerlin community, Red Rock is truly the hot spot for Summerlin
golf properties.
Summerlin Centre is still an “active” community, meaning that all
of its new construction properties have not yet sold out. This is
the most urban of all Summerlin neighborhoods, as well as the location
of many of the community’s commercial and retail activity. Summerlin
luxury condos and Summerlin townhomes in this neighborhood put owners
within easy walking distance of attractions such as the Red Rock
Casino, Hotel and Spa; the Canyon Pointe and Center Pointe office
developments; and Howard Hughes Plaza. A number of Summerlin’s schools
are also in this area, and include the private Faith Lutheran Junior/Senior
High School.
The Paseos offers single family homes that are beautifully designed
in Mission and Hacienda styles. Located on a total of 400 acres,
this neighborhood evokes a sense of the old Southwest, even boasting
its own Paseo trails of which new residents are eager to explore.
The Mesa is situated at Summerlin’s southernmost limits against
the Spring Mountains, featuring “desert contemporary” styled homes
that are designed to take full advantage of the dramatic elevation.
The Ridges is one of Summerlin’s most luxurious neighborhoods,
offering custom home sites in a gate-guarded private enclave at
the foot of the Spring Mountains. Summerlin golf properties can
also be found in this area—the neighborhood features the nations’
first Jack Nicklaus replication golf course, as well as a brilliantly
equipped clubhouse.
The Vistas is a European-inspired village situated on elevated
ground adjacent to The Paseos. Here, buyers will find Summerlin
luxury condos showcasing spectacular views of the Red Rock National
Conservation Area. Parks at the northern and southern entry points
to the neighborhood create an atmosphere of pleasant seclusion.
There are still Summerlin luxury condos and Summerlin townhomes
available in this neighborhood, although properties are not expected
to remain on the market for long.
The Canyons neighborhood is built around the Tournament Players
Club golf course, an 18-hole course that takes full advantage of
the neighborhood’s rugged terrain. New construction Summerlin golf
properties in The Canyons are still available, but buyers and investors
should act now to secure custom homes and home sites in this prestigious
neighborhood.
Other neighborhoods in the Summerlin community include The Arbors,
where buyers will find numerous family resources like children’s
centers, sports parks, and several houses of worship; The Crossing,
location of one of Summerlin’s largest retail centers; The Gardens,
home of the Nevada Cancer Institute and several medical and professional
offices; The Hills, Summerlin’s original neighborhood and one of
the most beautifully landscaped neighborhoods in the Las Vegas area;
The Hills South; The Pueblo, which offers homes inspired by Pueblo
design as well as a 62-acre linear park with walking trails and
observation points; Ridgebrook, a small village adjacent to the
larger neighborhoods of Red Rocks Country Club and The Ridges; The
Trails, which features several miles of walking and hiking trails,
as well as two custom home neighborhoods and several other residential
areas and a commercial/retail center; and The Willows.
While many of these neighborhoods are sold out, working with a
professional Las Vegas area Realtor will allow you to be one of
the first to know when properties become available.
Two additional neighborhoods, Montechiaro and Reverence, are in
the pre-construction stages, with sales expecting to start in summer
2008. Montechiaro will become the third of Summerlin’s 55-and-over
communities, and will feature Summerlin townhomes and Summerlin
luxury condos in an active Mediterranean village setting. Reverence
is Summerlin’s first “green” community; as all homes will be constructed
in accordance with the most environmentally friendly standards by
using the most ecologically sound materials available today.
